Cost brackets by dwelling size
A build-cost snapshot for NSW granny flats in 2026, assuming standard site conditions and a mid-range finish level:
Studio (25–30m²): $130,000–$160,000. Compact 1-bedroom (40–45m²): $155,000–$190,000. Full 1-bedroom (50m²): $180,000–$210,000. 2-bedroom (55–60m²): $200,000–$250,000. 3-bedroom (75m²+): $250,000–$310,000+.
These figures are turnkey — meaning design, engineering, CDC/DA approvals, construction, connections and handover — but they don't include site-specific costs (see next section).
What drives the total budget beyond construction
Site conditions can add or subtract $10k–$40k from the build cost. Sloping blocks, poor soil conditions (reactive clay is common in Western Sydney), rock excavation and long service runs all push cost up. Flat, well-drained blocks with services near the granny flat location are the best case.
Approvals: CDC pathway costs roughly $3,000–$6,000 in certifier fees. DA pathway is more expensive ($8,000–$15,000 in council + certifier costs) and takes longer, indirectly costing more through delayed rental income.
Connections: Sewer, water and electrical connections from the existing home to the granny flat vary from $5,000 (short run, easy access) to $25,000+ (long run under existing paving or driveways).
Finish level: standard vs premium
The construction cost brackets above assume a mid-range finish — laminate benchtops, standard vinyl flooring, aluminium windows, mid-tier bathroom fixtures. Upgrading to stone benchtops, engineered timber floors, timber-look aluminium windows and premium bathroom fixtures typically adds 15–25% to the construction cost.
For rental-focused granny flats, mid-range finish is usually the best ROI. For family-use granny flats (parents, adult children), the premium upgrade is often worth it because the occupants live with the finish daily.
How to think about ROI
A well-designed 60m² 2-bedroom granny flat in Western Sydney typically rents for $450–$650 per week depending on location, condition and inclusions. On a $220,000 build cost, that's approximately $23,000–$34,000 gross annual rental income, or 10–15% gross yield before expenses.
Add the value the granny flat contributes to the primary property (typically $150,000–$220,000 in market value uplift on established Western Sydney blocks), and the total return picture is stronger than most property investments available at the same cost.
