About Penrith

Penrith, built by Kingstyle.

Penrith serves as Western Sydney's regional centre with a strong mix of established freehold blocks (well-suited to knockdown rebuild and granny flat projects) and newer release estates in the surrounding pockets. Both single-storey family plans and narrow-frontage doubles are in demand across the LGA.

City of Penrith LGA

Postcode 2750

Penrith is the major centre at the western edge of Sydney, beside the Nepean River and at the foot of the Blue Mountains. Its suburbs range from established streets near the town centre to newer estates further out.

From our office it is about 27 km by road. We take on Penrith projects where the block and the brief suit us — most often a rebuild on an older lot, a new home, or a granny flat.

Building near the Nepean

Penrith sits on the Hawkesbury–Nepean floodplain, so flood mapping is a bigger factor here than in most of our areas. On a flood-affected lot, the floor level, the materials below that level and sometimes the approval pathway all change.

That is not a reason to avoid building — many homes are built on mapped land — but it is a reason to check before buying or designing. A design that ignores the flood level will need to be redrawn.

Planning in Penrith

Penrith is controlled by Penrith City Council under the Penrith Local Environmental Plan 2010. Complying development is available for qualifying projects; flood-affected lots may need extra requirements or a development application.

Western Sydney summers are hot, so orientation, eaves, insulation and window choices make a noticeable difference to comfort. We factor them into the design along with the NCC energy requirements.

Common questions

Building in Penrith: common questions.

Is my Penrith block flood affected?+

Much of Penrith is on the Hawkesbury–Nepean floodplain, so it is worth checking. The section 10.7 planning certificate from Penrith City Council shows whether flood controls apply.

Can I still use complying development on a flood-mapped lot?+

Sometimes, with extra requirements. Some flood categories rule it out and need a development application. We confirm the pathway once we see the certificate.

How do you keep a new home cooler in Penrith summers?+

Orientation, eaves over west and north windows, insulation and glazing choices. The NCC sets minimum energy requirements, and good design goes beyond them.

Do you build in Penrith?+

Yes. It is about 27 km by road from our office, and we take on projects there that suit our team.

Which council covers Penrith?+

Penrith City Council, under the Penrith LEP 2010.
