About Riverstone

Building in Riverstone.

Riverstone mixes established streets, knockdown-rebuild opportunities and newer estate land. We see a healthy spread of single-storey four-bed family plans plus narrow-frontage doubles for the new release pockets.

Blacktown LGA

Postcode 2765

Riverstone is one of the older towns in the north-west, built around its station on the Richmond line. The streets near the town centre have older houses on larger blocks; around them, new estates are being developed as part of the North West Growth Area.

Those larger, older blocks are what make Riverstone interesting to build on. Many have room for a new family home with a generous yard, or for a granny flat alongside the existing house.

Larger blocks, more options

On a wide, deep lot with an older house, owners usually choose between a knockdown rebuild and keeping the house while adding a separate secondary dwelling at the rear. The rebuild gives a new home; the granny flat adds income or family space without demolition.

Older homes in this area can contain asbestos-cement sheeting. If demolition is involved, it has to be identified and removed by a licensed removalist before the house comes down.

Planning in Riverstone

Riverstone is under Blacktown City Council and the Blacktown Local Environmental Plan 2015, with state precinct controls in the growth-area estates.

Low-lying land near the creeks and the Hawkesbury–Nepean floodplain can be flood affected. On those lots, floor levels and the approval pathway may be different, so the planning certificate comes first.

Authoritative planning sources

Controls vary by lot and can change. Confirm the current zoning, overlays and approval pathway for the property before relying on general guidance.
