About Liverpool

Liverpool, built by Kingstyle.

Liverpool is one of Sydney's largest south-west corridors, with established freehold streets that suit knockdown rebuilds, secondary dwellings and granny flat additions. Families here often build for multi-generational living, with granny flats supporting parents or adult children while the main home is refreshed.

City of Liverpool LGA

Postcode 2170

Liverpool is the commercial centre of south-west Sydney, on the Georges River, with Liverpool station serving several lines. Its residential streets are mostly established, with a lot of older housing on full-size suburban blocks.

It is further from our office than the Hills and North West suburbs — around 39 km by road — so we take on Liverpool projects where the brief is a good fit, typically a knockdown rebuild or a duplex on a block that can support one.

Rebuilding in established Liverpool streets

Older fibro and brick homes on regular blocks are the typical starting point. Before demolition, a hazardous materials check is essential, because asbestos-cement products were common in homes of that era.

Where the lot is wide enough and the zoning allows it, some owners replace one house with a dual occupancy. The numbers only work if the frontage, area and driveway layout fit two homes comfortably.

Planning in Liverpool

Liverpool is under Liverpool City Council and the Liverpool Local Environmental Plan 2008. Complying development is available for qualifying new homes and dual occupancies.

Land near the Georges River and its tributaries can be flood affected. Flood mapping is one of the constraints that can affect complying development, so we check the planning certificate before committing to a design.

Common questions

Building in Liverpool: common questions.

Do you build in Liverpool?+

Yes, though it is further from our office than our usual Hills and North West suburbs — about 39 km by road. We take on Liverpool projects that suit our team, typically rebuilds and duplexes.

Is my Liverpool block near the river flood affected?+

Some land near the Georges River and its creeks is. The section 10.7 planning certificate from Liverpool City Council will show flood controls if they apply.

Can I build a duplex in Liverpool?+

If the zoning permits dual occupancy and the lot meets the size and frontage controls in the Liverpool LEP 2008 and the Low Rise Housing Diversity Code, it may be possible. We check before design.

What happens to asbestos when an old house is demolished?+

It must be identified first and removed by a licensed asbestos removalist before demolition. The cost depends on how much is present.

Which council approves building work in Liverpool?+

Liverpool City Council for development applications. Complying development certificates can be issued by a registered certifier.
